The most critical decision in listing your home for sale is choosing who represents you. In my experience, the argument that it’s essential to have a nationally-known company hasn’t been valid. I started at Savage & Company, Better Homes & Gardens, now a Long & Foster Company, in 1986 when Savage was probably the largest firm around. When I secured my broker’s license, I went from the largest to the smallest…one agent. Me.
I worried about losing the franchise business but found that the key ingredient is the listing agent. If you run out of fact sheets, calling the president of the largest real estate firm in Richmond won’t get you more fact sheets. The listing agent is responsible for marketing, paperwork, follow-up, and anything else involved in the transaction so your agent needs to be energetic, creative and motivated. Being the single mom of three kids is a very strong motivator so I’m your man. Woman. Agent. Whatever.
Tools of real estate have changed over the years. The internet is a shining example. As long as your listing agent has access to the basic essentials such as MLS and your property is featured on all the necessary sites and is marketed properly, the bells and whistles are simply that…noise. Marketing your property to the appropriate buyers, whether through flyers, emails, web sites, open houses or newsletters, is the most significant component. Following up on prospects, confirming that they are qualified, clarifying objections and overcoming them resulting in a contract, a contract that closes as expected and on time…that’s basic and that’s what I do.
I’ve had people call me years after we met to say they are finally buying or selling and that they are working with me because of my attention to details and perseverance. I don’t give up. I’ve driven hours to notarize last-minute documents, caged animals for unexpected showings and even cut grass when a client had a family emergency. Commitment to my clients and their goals is part of my mission statement. Actually, it IS my mission if I choose to accept and I do.
